Considering a tankless installation?
A tankless project is more than choosing a unit. The assessment includes expected simultaneous hot-water use, existing utilities, installation location, and the connections required for the selected equipment. Gas supply, venting, condensate handling where applicable, and service access can affect the installation scope.
Tankless is not automatically the best fit for every household. Compare installation requirements, maintenance, and your hot-water needs with the tank, hybrid, and gas water heater options available for the property. Do not assume instant hot water at distant faucets; the plumbing layout and any recirculation arrangement matter.
Tankless heater and installation starting prices
These examples include a Gulfview-supplied heater and installation labor for the described scope, not customer-supplied equipment. They are not all-inclusive conversion totals. We confirm equipment sizing, site conditions and additional work before you approve a proposal.
Tempra electric tankless: starting at $1,530
Stiebel Eltron Tempra 12 Plus electric tankless water heater, furnished and installed with plumbing installation labor. The service-valve kit and electrical work are additional. A licensed electrician must complete the electrical work. The heater must match your available electrical service and hot-water needs; this entry model is not a promise of suitability for every whole-home application. Hot-water flow varies with incoming water temperature, supply voltage and the selected water temperature.
Outdoor gas tankless: starting at $2,575
Rinnai RE140e outdoor non-condensing tankless heater, in the appropriate natural-gas or propane version, with installation labor. The required service-valve kit is priced separately. Optional Wi-Fi/controller accessories and communication cable are additional. These amounts are a starting point for the heater and labor, not the final project total.
The selected model and installation must match your hot-water demand, fuel or electrical supply and site conditions. Flow capacity depends on the required temperature rise. Conversions and other work outside the stated scope require a separate assessment and quote.
Waiting for hot water at the sink?
Tankless heating and hot-water recirculation solve different problems. Rinnai RXP models have a built-in recirculation pump. In a compatible crossover setup, an under-sink thermal bypass valve connects the hot and cold supply lines as part of the recirculation path.
The photo shows a crossover valve from a Gulfview job. Ask us to assess the heater model, plumbing layout and controls before choosing a recirculation option. Compatibility and installation requirements vary; this is not a promise of instant hot water at every fixture.

Repair and diagnosis
Tell us the model, displayed code, and what happens when you use hot water. Note whether the problem affects one fixture or multiple fixtures and whether it occurs only when several fixtures run together. A code helps guide diagnosis but does not establish a failed part by itself.
Maintenance based on the system
Rinnai describes periodic inlet-screen checks and flushing, with the interval influenced by water quality. Ask for a maintenance plan appropriate to your model, installation, and usage rather than assuming one fixed interval fits every system.
Gulfview can discuss tankless maintenance and any relevant water treatment concerns. Keep the model information and service history available, especially if a unit has not been serviced regularly.
Tankless flush and maintenance pricing
Regular service: $395
Regular tankless flushing and descaling: $395 for one water heater. Includes maintenance labor, model-approved cleaning solution and procedure, inlet-screen cleaning or replacement, a visual inspection, rinsing, and an operation check. Working isolation/service valves are required; any needed valve work is quoted separately for approval. Descaling does not repair existing component damage or renew the heater warranty.
VIP member service: $225
$225 for active Gulfview VIP members during their annual home inspection. This discounted flushing and descaling service uses the solution and procedure appropriate for the model and includes cleaning or replacing the water inlet screen and a visual heater inspection. Other discounts do not apply.
Working service valves are required. Installing or replacing missing, leaking, damaged, or worn valves is additional, including valves that fail during routine maintenance. Review VIP membership eligibility and terms, then ask about including tankless maintenance with your annual inspection. The $225 VIP price applies only during the annual inspection, not to an unrestricted standalone visit. Regular standalone flushing and descaling is $395 for one water heater.
Project cost and warranty
The estimate depends on diagnosis, access, materials, equipment, the extent of the work, and applicable permit or code requirements. We will discuss the proposed scope before you decide how to proceed. GreenSky financing may be available for qualifying projects, subject to credit approval and applicable terms.
Qualifying materials furnished by Gulfview carry a two-year residential parts and labor warranty. A one-year commercial warranty applies where applicable. Customer-supplied materials are excluded. Ask which terms apply to the work in your estimate.
Manufacturer warranty terms are separate from Gulfview’s workmanship and material policy. Model, registration, use, and maintenance requirements should be reviewed for the equipment being installed.

Can you replace my tank with tankless equipment?
Possibly, but the existing utility capacity, location, and installation requirements need assessment. The conversion may include work beyond replacing the water heater itself.
Can I get a quote using only the model number?
The model helps, but installation conditions and the requested work affect the scope. Tell us whether you need diagnosis, maintenance, replacement, or a conversion.
Does tankless need maintenance?
Yes. Follow the applicable manufacturer instructions and discuss a service interval suited to the installation.
